Nope! You do not have to schedule a tour to visit us – walk-ins are always welcome. If you do decide to schedule a tour, you can do so HERE. We would love to show you around!

Your rent includes basic cable & internet, lawn maintenance, and access to all amenities, and a wonderful staff that is there to help you anytime you need them.

Rent is due on the 1st of each month, with a grace period of 2 days. So let’s say you decide to pay on the 4th of the month–a late fee of $50 will be charged to your account. After that, it’s an additional $10 fee for each day that the balance remains on your account until the outstanding balance (including fees) is paid in full.

Rent can be paid ONLINE via electronic check, credit card, or debit card. Your tenant portal will allow you to make rent payments with an e-check (ACH) for free, or with a credit/debit card for an additional convenience fee. It’s a great idea for everyone (including yourself) to go ahead and set up auto-payments to avoid any late fees.

You have two options when it comes to security deposits at University Heights. You can either pay a security deposit of 1.5x your rent OR register with Obligo as a security deposit alternative.

Obligo charges a service fee of 12.5% of your security deposit annually. When you move out, you are responsible for returning the unit to the same condition you received it. If any painting, cleaning, or repair outside of normal wear and tear is still necessary after you move out, Obligo will pay these charges on your behalf to University Heights and then collect the balance from you.

It operates EXACTLY how a security deposit would… you just don’t have to put all the cash down up front.

Since animals can sometimes be, well, animals, we require you to create a PetScreening account and pay monthly pet rent.

Want to leave us so soon? Traditionally, we exclusively offer 12-month leases that run from August 1st through July 22nd of the following year. However, there are some rare circumstances where 6-month leases come available. Feel free to contact our leasing office to see what might currently be available.

The United States Postal Service owns and maintains the mailboxes located here at University Heights. In order to get your mailbox key, take a copy of your lease to the Bryan Post Office and a set of keys will be issued to you. FedEx and UPS packages will be shipped straight to your front door.

Tenants are responsible for paying electricity, water, and trash.

Yes, but it’s included in your Resident Benefits Package. The benefits package includes:

  • Renters Insurance – You’ll be added to our master insurance policy. We’ve secured the industry-leading value policy from an A-rated carrier.
  • Credit Building – You can now build your credit by renting too! Boost your credit score each time you pay rent on time. We’ll retroactively report your on-time payments to the credit bureaus for up to 24 months.
  • Resident Rewards Program – Earn rewards points whenever you pay your rent on time! These points can be used to buy gift cards on the Piñata online marketplace. If you opt in, you will receive a welcome email from Piñata with a link to download their app to your smart device.
  • Identity Protection – $1M for all adult leaseholders, complete with a US-based Identity Restoration Specialist.

Yes! We use roommate matching to match groups and individuals so everyone can live in their desired floor plan.

If needed, we will send you a roommate matching form so we can learn what you’re looking for in a roommate. We’ll use these preferences to match you with the best person we can find.

It is our goal that everyone feels comfortable in their home. If you think you will feel uncomfortable living with someone new, we advise you to not utilize this service, as there is no guarantee that your new roommate(s) will meet all of your preferences.

University Heights’ lease is binding and cannot be broken. If you cannot live at University Heights after signing your lease, you will need to re-let. Please call the leasing office for information on re-letting.
