Leasing
Nope! You do not have to schedule a tour to visit us – walk-ins are always welcome. If you do decide to schedule a tour, you can do so HERE. We would love to show you around!
If this is your first time signing a lease, we understand it can feel a little overwhelming. Here’s a simple step-by-step breakdown of what to expect:
1. Submit Your Application
Apply online through our website. It only takes a few minutes to get started.
2. We’ll Reach Out
One of our community specialists will contact you within one business day via phone or text message to guide you through the next steps.
3. Application Processing
We’ll review your credit score, payment history, any accounts in collections, and conduct a background check. This usually takes 24 hours.
4. SSN Verification (Sometimes Needed)
If you don’t have a credit history, Experian may not be able to verify your Social Security Number. If that happens, we may need to manually confirm it.
You can either stop by our office with your Social Security Card, or securely upload a photo of it via our messaging system.
5. Complete Pet Screening
Everyone fills this out—even if you don’t have a pet!
- No pets? Just select “No Pet.”
- Have a pet? Fill out a profile for them.
- Emotional Support Animal (ESA)? Submit your ESA documents for verification through PetScreening. Once approved, your animal will be labeled as a Support Animal.
6. Sign Your Lease
You’ll get your lease via email from Blue Moon. You’ll have 72 hours to sign it—after that, it will expire.
7. Guarantor Agreement
Your guarantor (usually a parent or guardian) will receive a separate email with their contract to sign through Blue Moon.
8. You’re Officially In!
Once your lease is signed, your spot is locked in for the 2025–2026 lease term. Congrats! 🎉
Your rent includes basic cable & internet, lawn maintenance, and access to all amenities, and a wonderful staff that is there to help you anytime you need them.
You have two options when it comes to security deposits at University Heights. You can either pay a security deposit of 1.5x your rent OR register with Obligo as a security deposit alternative.
Obligo charges a service fee of 12.5% of your security deposit annually. When you move out, you are responsible for returning the unit to the same condition you received it. If any painting, cleaning, or repair outside of normal wear and tear is still necessary after you move out, Obligo will pay these charges on your behalf to University Heights and then collect the balance from you.
It operates EXACTLY how a security deposit would… you just don’t have to put all the cash down up front.

Since animals can sometimes be, well, animals, we require you to create a PetScreening account and pay monthly pet rent.
Want to leave us so soon? Traditionally, we exclusively offer 12-month leases that run from August 1st through July 22nd of the following year. However, there are some rare circumstances where 6-month leases come available. Feel free to contact our leasing office to see what might currently be available.
Yes! We use roommate matching to match groups and individuals so everyone can live in their desired floor plan.
It is our goal that everyone feels comfortable in their home. If you think you will feel uncomfortable living with someone new, we advise you to not utilize this service, as there is no guarantee that your new roommate(s) will meet all of your preferences.
- Liability Insurance – You’re automatically added to our master insurance policy. We’ve secured a industry-leading value policy from an A-rated carrier. You are required to have this insurance at The Barracks.
- Monthly Air Filter Replacements and Installation – We’ll purchase and install a fresh filter in your home every month.
- Credit Building – You can now build your credit by renting too! Boost your credit score each time you pay rent on time. We retroactively report your on-time payments to the credit bureaus for up to 24 months.
- Resident Rewards Program – Earn rewards points whenever you pay your rent on time! These points can be used to buy gift cards on the Piñata online marketplace. You should receive a welcome email from Piñata with a link to download their app to your smart device.
- Identity Protection – $1M for all adult leaseholders, complete with a US-based Identity Restoration Specialist.
University Heights’ lease is binding and cannot be broken. If you cannot live at University Heights after signing your lease, you will need to re-let. Please call the leasing office for information on re-letting.
Piñata turns rent day into rewards day. With Piñata’s Resident Rewards program, you’ll earn gift cards and substantial savings just for signing up. Pay rent on time to earn Piñata Points, redeemable for discounts and virtual gift cards in the Piñata Marketplace via the mobile app or their website.
Shortly after you’ve signed your lease and moved into your home, you’ll receive an email from Piñata. Simply follow the instructions to access your rewards account.
You’ll be greeted with an initial reward of Piñata Points which you can use for in-app purchases or towards virtual gift cards to retailers like Amazon, Target, Apple, and more! You’ll receive additional rewards with greater usage and with each timely rent payment.
Log into the Piñata app or website to view your rent due date and amount. Watch your Piñata Points grow with each on-time payment, and redeem them for rewards in the Marketplace tab whenever you’re ready.
Current Residents
Rent is due on the 1st of each month, with a grace period of 2 days. So let’s say you decide to pay on the 4th of the month–a late fee of $50 will be charged to your account. After that, it’s an additional $10 fee for each day that the balance remains on your account until the outstanding balance (including fees) is paid in full.
Rent can be paid through your tenant portal via electronic check, credit card, or debit card for a small convenience fee. It’s a great idea for everyone to set up auto-payments to avoid any late fees.
The United States Postal Service owns and maintains the mailboxes located here at University Heights. In order to get your mailbox key, take a copy of your lease to the Bryan Post Office and a set of keys will be issued to you for a fee. FedEx and UPS packages will be shipped straight to your front door.
You don’t! We’ve already taken care of it. We manage utilities in-house, so you will not be responsible for paying any fees associated with setting up utilities. Instead, we will receive all your utility bills and charge your resident portal with an equal share of your home’s monthly utility usage.

- Major water leaks or flooding
- A power outage affecting your whole unit
- A fire or gas leak – call 911 first!
- No heat in extreme weather
