How should I prepare for Move-In Day?​

We’re glad you asked!

1. Pay your first month’s rent, Resident Benefits Package fee, one-time utility service fee, and one-time admin fee through your tenant portal.
You should have already received access to your tenant portal and a welcome email detailing how to pay your first month’s rent. If you have not received this communication, please email universityheights@arenagrp.com to get set up.⁠

2. Register with Obligo or pay your security deposit.
Choose whether you want to pay a traditional security deposit (1.5x your rent, paid up front) OR use Obligo as an alternative (12.5% of your security deposit charged annually). You can pay your security deposit through your tenant portal or sign-up for Obligo on their website.⁠

3. Create a Pet Screening profile.
Regardless of whether you are bringing a pet to live with you at University Heights, you will need to complete a Pet Screening Profile. If you are bringing a pet, you will also need to sign a Pet Agreement and pay our pet fee before move-in day.⁠

4. Sign up for a Move-In Day check-in time if you want to move in on August 10.
You will receive an email invitation to sign up for a check-in time. Please bring a Photo ID with you to our leasing office at 3612 Kenyon Drive so we can confirm your identity before we give you your keys. Please note, if you are moving in after August 10, you do not need to sign up for a check-in time and can pick up your keys any time during our office hours.

How do I pay my rent?

You will pay your rent through your tenant portal. You should have already received access to your tenant portal and a welcome email detailing how to pay your first month’s rent. If you have not received this communication, please email our leasing manager at trey@arenagrp.com to get set up.⁠

Do you offer payment plans for rent?​

We do! Here’s how to get set up:

1. Sign up for Flex.
Enter your personal and property details, check your eligibility for a Flex credit line, add a payment method, and choose your payment schedule.

2. You fund part of your rent to unlock your credit line.
Once your bill is posted in your rent portal, Flex can either automatically pull funds from your linked payment account or you can initiate the process manually.

3. Flex helps pay your rent in full to your property.
Depending on your property, Flex will either pay your rent for you or you will use a Flex funded payment method to pay in your rent portal.

4.You pay Flex back later in the month.
Flex will automatically process your payments based on the schedule you choose. You can also pay in the app when it’s convenient for you.

5. Enjoy flexible rent when you need it!
You’ll be able to split your rent as long as your account is in good standing. You also have the option to turn off rent autopay or cancel at anytime.

How do I pay my security deposit?

You have two options for a security deposit at University Heights. You can either pay a traditional security deposit (1.5x your rent, paid up front) OR use Obligo as an alternative (12.5% of your security deposit charged annually).

Either way, you are responsible for returning your unit to the same condition you received it when you move out. If any painting, cleaning, or repair outside of normal wear and tear is still necessary after you move out, Obligo will pay these charges on your behalf to University Heights and then collect the balance from you.

Obligo operates EXACTLY how a security deposit would… you just don’t have to put all the cash down up front.

How do I set up my WiFi and Cable?

Step 1

Find the closet in your home with your internet hook up. There may already be a modem in the closet. If not, you will have to go to the Optimum office on Texas Ave and pick one up. You will need to purchase your own router.

Step 2

Watch this video to learn how to install a modem and router. 

Step 3

Once the modem and router are connected, call (866) 347-4784 and ask to Speak to a Representative. Have the following information prepared before calling.

  • Full Name
  • MAC Address (a 12-digit alphanumeric number that is on a sticker on the bottom or back of your modem)
  • University Heights Address (including zip code)
 

Let this representative know you need to speak with someone in theResidential MDU Bulk departmentto provision your modem. They may ask you for an account number or access code, but you can tell them you do not have one, but you have the MAC address on the back of the modem and the full address of your home. They should be able to transfer your call to the correct department and help provision your modem. This is also the number you will call if you ever have issues with your internet. Please note that they may ask you about a cable box, but you do NOT need one. You will need to complete a channel scan (see Step 4) to set up your cable.

Step 4

Once Optimum confirms your Wi-Fi has been set up, you can set up your cable. Watch this video to learn how to use your TV’s channel scan.

Step 5

To set up extended cable or DVR packages, you can email our bulk account representative at Optimum at resibulkctx1@alticeusa.com. You will be billed directly for these additional services.

FAQ #6

Where do I pick up my mail key?

The United States Postal Service owns and maintains all mailboxes in the University Heights neighborhood. In order to get your mailbox key, take a copy of your lease to the Post Office at 2121 E William J Bryan Pkwy in Bryan with your ID and a copy of your lease (only one person per home needs to go). The first 3 mail keys should be provided for free but any additional keys will be an additional $35 (subject to change). They will assign you a mailbox within our neighborhood.

How can I stay updated on what's going on in the community?

Glad you asked! Follow us on social media for community-wide announcements, important info on the 30+ resident events we host every year, and to participate in frequent giveaways.

What is the gate code to the Community Pool?

There is currently NO code. Just pull the knob at the top of the gate.

Where and when is trash picked up?

Trash is picked up on Mondays and bulk trash is picked up on Thursdays.

What is the mowing schedule?

Your lawn will be mowed every Wednesday, weather permitting. Please keep your pets inside and make sure your yard is accessible until 4pm.

How do I submit a maintenance request?

Is the problem INSIDE or OUTSIDE of your Townhome? If it’s inside (air conditioning, heat, appliances) please contact our maintenance team by filling out a work order request through Property Meld. If it’s outside (trash, fences, yards) please email the University Heights HOA.

Do you require renter's insurance?

Yes, but it’s included in your Resident Benefits PackageThe benefits package includes:

  • Renters Insurance – You’re automatically added to our master insurance policy. We’ve secured a industry-leading value policy from an A-rated carrier.
  • Monthly Air Filter Replacements and Installation – Changing your air filter every month is required of all University Heights residents. We’ll purchase and install a fresh filter every month.
  • Credit Building – You can now build your credit by renting too! Boost your credit score each time you pay rent on time. We retroactively report your on-time payments to the credit bureaus for up to 24 months.
  • Resident Rewards Program – Earn rewards points whenever you pay your rent on time! These points can be used to buy gift cards on the Piñata online marketplace. You should receive a welcome email from Piñata with a link to download their app to your smart device.
  • Identity Protection – $1M for all adult leaseholders, complete with a US-based Identity Restoration Specialist.
