How much are utilities?

Most residents pay about $50 to $80 a month for their share of utilities, depending on the season and how much you and your roommates use. We manage utilities in-house: each month your home's usage is split equally among roommates and posted to each resident's portal, so you never set up accounts with utility companies.

What is the Resident Benefits Package?

The Resident Benefits Package, provided through Second Nature, is $35.95 a month and includes five protections and perks:

  • Property damage liability insurance: covers up to $100,000 if you or a roommate accidentally cause fire, water, or smoke damage. The landlord's insurance doesn't cover you.
  • Monthly air filter replacements: filters are delivered automatically, so you stay compliant with your lease, breathe cleaner air, and keep utility bills down.
  • Credit building: your on-time rent payments are reported to the credit bureaus, with up to 24 months of past payments backfilled.
  • Piñata rewards: earn points for on-time rent, redeemable for gift cards at Amazon, Starbucks, Target, and Uber Eats, plus discounts on everyday expenses.
  • $1M identity theft protection: coverage backed by AIG, credit monitoring, and a dedicated US-based specialist who handles recovery for you.

What do I pay before move-in?

  • Application fee: $50
  • Admin fee: $150, one time
  • Utility service fee: $60, charged at the start of every lease
  • Security deposit: 1.5 times your base rent, or a deposit alternative through Obligo
  • Your first month's rent

For example, the traditional security deposit for a 4x4 Townhome is $1,020.

Do I have to pay a full security deposit?

No. Instead of paying 1.5 times your rent up front, you can choose Obligo, a security deposit alternative. With Obligo, you pay a personalized annual service fee instead of putting your full deposit down in cash. You'll see your exact fee once you complete Obligo's qualification process.

What does it cost to have a pet?

Pets are welcome. Each pet has a $25 PetScreening fee, a one-time $325 pet fee, and $25 a month in pet rent. There's no pet deposit.

How can I pay rent?

Rent is paid through the resident portal by electronic check, or by credit or debit card for a small convenience fee. Autopay is the easiest way to stay on time. With FLEX, you can split your monthly rent into payments through the month, as long as your account is current when you enroll.

Are there any optional costs?

  • Stone Co. Climbing membership: $45 a month, a discounted all-inclusive gym membership for University Heights residents
  • Mailbox key: purchased from the Bryan Post Office for a fee
  • Pet rent, only if you have a pet

What happens if rent is paid late?

Rent is due on the 1st of each month, with a grace period of 2 days. If any part of your rent is still unpaid on the 4th, an initial late fee of 5% of your monthly rent will be charged to your account. After that, it's an additional $10 fee for each day the balance remains unpaid until it's paid in full. Total late fees for any month will never exceed 10% of that month's rent.
